Someone standing in front of a property has higher intent than any digital audience you can buy, and traditionally you lost almost all of them — they walked past, meant to look it up later, and did not. A code on the board captures that moment. Point it at the individual listing with photographs, floorplan and price, not at your agency homepage, and print it at 10cm or larger so it can be scanned from the pavement without anyone stepping onto a driveway.

What the destination should contain

Interior photographs first, because that is what the passer-by cannot see and is the only reason they scanned. Then price, then floorplan, then the video or virtual tour, then a booking form. Put the enquiry form at the bottom, not the top — asking for an email address before showing the kitchen is how you lose the lead. Make sure the page loads fast on mobile data, because a person on a pavement gives you a few seconds before they walk on.

Individual property flyers and brochures at viewings, linking to the full gallery and documents. A vCard code on the agent's card, so buyers can save the number without typing it. A location code for the property, which matters more than agents expect for rural addresses.
